HURLSTONE PARK RENOVATION We were asked by the ow HURLSTONE PARK RENOVATION We were asked by the owners of this lovely, but rundown Edwardian House in the Inner West of Sydney to prepare a design for renovations to the rear of the house including new Bathroom, Laundry, Kitchen , Ding , Living and a Patio that had good access to the rear garden. There was also a shed in the backyard that we upgraded to a Granny Flat. A few minor complications: The yard had 3 Board Sewers, and a Manhole, that needed to be navigated and one ultimately to be encased in concrete. Further to that a magnificent Jacaranda, that was thriving on the contents of the sewer, and a massive lemon scented gum that loved hurling branches down on a whim, would mean getting past the Tree officers in Council was always going to be a challenge. But ethe real complication was the timing! We were engaged mid 2020 just after COVID 19 started to upset everything and everyone. This of course slowed down the Approval process along with the extraordinary complications that Councils manage to create. A contract was signed in June 2021, and demo started September 2021, roughly at the time stay at home orders were issued in NSW. Our trusty foreman Luke was confined to his quarter of town, given the larger outbreaks in Western Sydney. And it rained! And then it rained more and then the window supplier went AWOL and this all hurt the bottom line of the Builder who struggled to get to site and the job dragged and dragged. However as the pictures will testify the owners eventually got a lovely, light filled living area, a new kitchen – check out what they had before – and a Patio that they now spend all year out in. It took patience and understanding on behalf of the Owners to get this result and now they can enjoy their retirement looking out at blue skies and tree leaves #construction #renovationproject #hurlstonepark#innerwest #marrickville

KITCHEN RENDERS We are about to commission a joine KITCHEN RENDERS We are about to commission a joiner to build the kitchen for this terrace renovation. The design features a dark laminate along the rear wall that blends tonally with dark finishes of the walloven, microwave and fridge to eliminate a chequer board effect. The island is a contrast light colour polyurethane with a waterfall edge stone top. There is a screen that conceals the sink and taps and whatever else likes to lurk naturally aroud there from the Living and Dining areas #kitchendesign #joinery #terracerenovation #AIrenders

PHHEEWWW!!! We achieved the Development Approval PHHEEWWW!!! We achieved the Development Approval (DA) 5 years ago for this little Garage / Studio in a back lane in one of Sydney’s inner city suburbs In NSW the approval lapses unless ‘Physical commencement’ has occurred within 5 years and notification is lodged by the Certifier onto the system. For a range of reasons starting on site was left until the death knell to get financing, insurances and a builder engaged. But with a serious push within the last few weeks demolition has occurred, plumbing installed and a slab built therefore confirming the start of building So with 1 day up our sleeve before expiry …we got it done! The new large beams had to be leafed between all the props and loaded onto a new and existing post During the install the Genie Lift shat itself which made the lifting of the beams, with only the crane, between the props tricky as they all seemed to be just in the way. The house is a classic 2-bed Interwar semi with a big backyard that’s been underused for years. Our plan? Open it up with a bright new Living / Dining / Kitchen that flows straight onto a sunny patio and lawn. It’s a budget-conscious build, so we’ve gone with fibro cladding instead of brick — simple, smart and modern. A strip of clerestory windows along the north side means the rooms get sky views (and not the fence) and year-round sun light, while the required OSD tanks have been tucked neatly into the design. It’s exciting to see our signboard go up on a new It’s exciting to see our signboard go up on a new project in Rozelle ✨ After sharing the approval milestone this time last year, we’ve now wrapped up tendering and appointed @kayts_constructions — who have already begun demolition on site. This heritage-listed terrace is getting a thoughtful renovation: 🏡 Ground floor additions to open up living areas to the north facing garden and views to the Bridge ♿ Improved accessibility with fewer level changes for a client who wants to ‘Age in Place’ 🔧 This will involve some tricky engineering ahead, as the upper levels will need to be supported while we fully remove the lower ground floor walls. We are thrilled that the contract for the renovati We are thrilled that the contract for the renovation of the Eastgardens project is now underway. @ AKH Building has been awarded the contract and have started demolition. This project was an exercise in ‘Aging in Place’. The elderly owners currently live in a very large house, over many levels, and need something that is without steps and stairs, and where spaces are more generous, specifically the Bathrooms and the Kitchen area. To this regard we followed may of the specs within the ‘Livable Housing Design Standard’. To achieve that on this project we relocated the front entrance - which was exceedingly constricted - so that it can be accessed on the same level as the footpath and the Garage . We opened up the Kitchen to the other rooms and added a north facing Living area that opened onto a outdoor Patio / Suntrap. The roof tiles were coming to the end of their life, and given the number of interventions into the facades, we are rendering the existing brick walls, which incidentally the Owner did not like. By adding the extruded gable to the north it helps simplify the overall form of the Building I will keep an update of progress. SUBURBAN MAKEOVER Our client has an existing 4 be SUBURBAN MAKEOVER Our client has an existing 4 bedroom, 2 bathroom house in West Pennant Hills that they wanted to modernise and increase it functionality. We identified a few key items with the existing layout where: • The bedrooms and bathrooms are too small • The verandah at the front of the house isn’t used as there are no useful doors leading from the interior • The ceilings are too low in the main rooms • The existing fibreglass pool is poorly located and is reaching the end of its life span • The Patio is on a different level to the house and feels separated to be really useful Some pictures of the existing house appear after the video of the proposal #shousugiban #timber #timbercladding #renovations #building #architecture We proposed adding an additional floor, which would include three spacious new bedrooms and two bathrooms. This meant removing the roof, and while we were at it, we raised the ceiling heights and incorporated the front verandah into the living spaces. The result was a complete transformation, shifting the house from its 60s ranch-style suburban aesthetic to a modern, cantilevered stacked box structure with bold horizontal lines and contemporary finishes Additionally, we proposed adding a timber deck over the existing patio structure, raising the level to align with the interior of the house. By relocating the pool higher on the site, it seamlessly blended with the new deck’s level, creating a stronger connection between the outdoor space and the interior. During our presentation, the owners were thrilled and excited with the opportunities we presented, ones they had never considered before. We look forward to progressing with the design

FEDERATION TRANSFORMATION We initially prepared FEDERATION TRANSFORMATION We initially prepared the approvals and detailing documents for this project several years ago, and now are pleased to see its ready for sale. We effectively turned a daggy old 70’s builders house with good ‘bones’ into a charming heritage-style replica. This was achieved by refacing the front elevation brickwork, adding a gable and building a new steeper roof that also allowed for an attic addition with a number of dormer windows. The original verandah was demolished and replaced with a new traditional Federation type, along with new steps, fences and driveway. The rear garden has had a massive makeover. Previously there were simply steps leading from the back of the house up to a high level terrace that had no connection with the interiors. By reworking the layout into a series of steps, we’ve created valuable outdoor spaces surrounding the pool This once single-level, four-bedroom home with 1.5 bathrooms has been fully transformed into a spacious, five-bedroom residence with four bathrooms. Additionally, the living areas have been expanded, and the property now features significantly enhanced attributes throughout. The owner has meticulously curated the interior design, specifications, and general presentation, ensuring the home is both aesthetically pleasing and functional, as showcased in this video
