HERITAGE ITEM EXTENSION

We finally have the Approval from Council for this modest extension to a terrace house in Rozelle in Sydney’s Inner West.

Although it’s a simple single storey addition the difficulty lies when trying to do anything with a Heritage Listed Item. It requires engaging a Heritage Consultant along with a specialist Planning Consultant to navigate through the Council process. Ultimately and unfortunately all this extra work, time and expense does not really alter the final product. We did however, have to delete the carport shown in the short video to obtain the Approval and there are some other minor changes such as deleting the pergola and amending the privacy screens.

Lets hope that the Client is not too exhausted from the process to continue with this now that the hardest part of the process is over.

FULLY ACCESSIBLE CABIN
Exciting news! As part of the approval to provide tourist and visitor accommodation at a private golf course in the beautiful Hunter Valley we need to provide at least one fully accessible cabin.
Park Cabins has been commissioned to build four units, and the chassis for this accessible cabin is already completed in their Somersby factory. Once finished, the cabins will be transported approximately 100 k’s to their new home amongst the fairways. After connecting power and plumbing, some landscaping, the fridge will be stocked with the finest local wines.
Then, it’s time to relax with a cold glass in hand and watch the kangaroos gather for a drink at the nearby dam around sunset

EXCITING DEVELOPMENT FROM TASSIE

Work has started on site at Hillcrest Rd. Andrew has already excavated 700 tonnes to start preparing for the Basement slab. Fortunately the spoil is being removed to roadworks just down the road, so it’s a win for both parties.

Some of the massive boulders being brought up are being stored on site as future landscaping elements that may go into the front setback

LONDON CALLING

The original terrace was very simple - a very basic plan with a walk through a singular bedroom located in the middle of the house on a plot of about 75m2. It had irregular party walls on both sides, fell steeply to the rear yard and was in a pristine group of single storey, unrenovated terraces sitting beneath a low parapet.

Having worked on a unrealised neighbouring terrace some years before, we knew that to obtain an Approval the additions must have no impact on the skyline above the parapet as seen from across the street. This meant locating the additions well back from the parapet, creating an upper level terrace and loading up the rear of the site taking advantage of the fall of the site. Allowing for some straightening and fire rating of the existing party walls, about 3.6 m clear was left to work with internally.

The original concept was to create a 2-3 bedroom plan where the front room was to be flexible, being either a dining room as shown in the clip, or screened off to create another bedroom. The stairs, kitchen galley and laundry were located centrally to allow a Living room to expand onto a level deck at the rear within the small garden. There are 2 generous bedrooms and a full bathroom upstairs

Final approvals were received just about the time COVID restrictions really started to bite, making a more challenging project for the Builder.

The building is up for auction this weekend and is a testament to the owner & stylists who have presented it in this video

Orange Learn to Swim Centre
The Hall will have about a 42 x 27m clear span with a dedicated Learn to Swim pool of 31 x 16m and only being 1.2m deep. Given the very warm temperature of the water there is always a lot of condensation internally so all the materials need to be stable within that environment and not rust! That is why we opted to go for a Glulam beam solution with a simple Insulated roof panel system over as indicated in these concept sketches

LEARN TO SWIM AQUATIC CENTE

Orange City Council approached us after visiting the Royal Life Saving Aquatic Academy Deniston East to provide concept plans for a new building specifically for 'Learn to Swim'. It was to be located adjacent to their current indoor and outdoor pools which are currently at capacity.

The concept was based on having a street presence from Warrendine Street and also linking to the existing hall with an all weather protected walkway . Patrons on arrival clearly orientate themselves through a generous foyer seeing the existing 50m pool beyond, whilst meeting the new pool immediately after coming into reception.

The mass timber structural frame, whilst needing to span 25 m also is a means of sequestering carbon, balancing some of the other construction and ongoing carbon deficits and also providing a rust and maintenance free solution.

The design references some of the regional vernacular architectural forms such as the typical veranda and the timber forms of the great woolsheds of the past that are typical of the area

COLOUR EVOLUTION

The Waverley Design Excellence Advisory Panel requested that we amend the proposed grey scheme to a 'green colour scheme', something more in keeping with some of the other pastel coloured Art Deco flats around Bondi Beach. We presented our client with some examples of Miami multicoloured apartments along with some local examples and they chose the cream with green and orange banding.
This will only be on the front façade as the other side and rear elevations are still the original face brick and won’t be touched

KING ST NEWTOWN We have just lodged this upgrade

KING ST NEWTOWN

We have just lodged this upgrade of an existing shop and shop top house on the south end of King St with IWC.
The proposal is to add an enlarged commercial space in the unused rear portion of the property with another shop top house above. This unit will be highly specced with, 2 bedrooms, a large Living area, a carspace and 2 balconies with district views.
The concept is to retain as much of the existing building as possible to pacify Heritage concerns with the addition gently nudging up to it. The additional masonry form is retained as a 2 storey element with a ‘floating’ lightweight addition above to respect the scale of the surrounding buildings
We have opted for a very ‘safe’ design given the pushback we are getting from Council on any given proposal.

Proposed and before - swipe

It’s been a time time coming but we finally got to lodge this refurb project today.
The job involves relocating the Kitchen, Dining and Living to the north of the floorplate so they have direct access to the balcony (previously one of the Bedrooms) and are one singular room.
The main Bedroom is now positioned where the previous kitchen lay and an additional Ensuite is shoehorned into the existing rear fire escape
Furthermore a few cosmetic changes at the front including dedicating the front setbacks to the 2 garden units, reinstating a missing finial and some colourful awnings to the upper levels.

BLINKER The high level orange element is a device

BLINKER

The high level orange element is a device to stop glancing light on the raking ceiling. Given the rake of the ceiling is the same as the angle of the sun around sunset, we had a concern that it may have shown up any imperfections on the ceiling. A level 5 finish was specified and achieved and the Blinker is an additional precautionary measure. And it adds a bit of colour to a fairly monochrome palette.

Furthermore the stepping stones into the rear yard have just been installed and its now time to bring in the landscapers

NEW HOUSE ON A STEEP SITE

This site has magnificent views north across the Derwent and over the CBD including the Tasman Bridge - Its also very steep, being around a 1:3 slope up the hill.

The Client, being a Builder and his family, needed a place to park his truck along with a car or 2. The house is to accommodate a growing young family.

Given the slope we realised early in the design that a lift was required which became the pivot for the internal planning. A north facing courtyard provides wind protection and a degree of privacy.

The controls for this site are relatively simple. There is a prescribed Building Envelope and a height limit of 7m from natural ground level and colours need to be recessive to blend in with the natural tones- and not the odd green of this rendering!

With this last year's challenges and wet weather its been hard to get a clear run and so there's still plenty to do externally.

After several years of deliberation Council has agreed to the demolition of the existing dwelling on the site. Substantiated by a very comprehensive Heritage report and Dilapidation study it was apparent that the existing house had no structural or historical value, despite the1980s bullnose verandah!
We are rolling the dice with this design for an interpretation of a classic terrace albeit in face brick and concrete.
